When you pull in, the first thing you'll find is a big shaded space under the house with a picnic table and bench. On hot summer afternoons, it's the coolest spot around. Tucked under the front stairs is a stash of beach toys and chairs, so grab what you need and head out. Step inside and you'll find a bedroom on your left with two twin over full bunk beds, perfect for the kids. A full bathroom sits on your right, and just ahead the kitchen, dining, and living room open up into one big space where everyone can be together. Two large sliding glass doors lead out to the first level deck. From there, go through the gate and down the stairs and you get to choose: the pool or the beach. You really can't go wrong. Upstairs, the back bedroom has a twin over full bunk bed and a twin over twin bunk bed, with a Jack-and-Jill bathroom it shares with the second master. You'll pass the washer and dryer on your way down the hall. The second master has a king bed, a twin day bed, and full ocean views. Open the sliding door to the second level deck and keep an eye out for your mermaid friends. Across the hall, the master bedroom has its own en suite bathroom, a king bed, a little work space, and a sliding door out to the balcony. It's a lovely place to start your morning with coffee and the sound of the waves. Your dog is welcome here too. The shady patio downstairs is a great place for them to hang out with the family, and the beach is right down the stairs for early morning and evening walks.

This rental agreement is for a property located at 1426 N Waccamaw Dr, Garden City Beach, SC 29576, known as The Property. The agreement is between Independence Properties 2016, LLC ("Host") and Guests who have made a fully paid reservation. The agreement is in effect from the time of reservation until the reserved dates are completed. The Property is a furnished 4-bedroom, 3-bathroom single-family home. It includes amenities such as beds, pillows, comforters, utilities (power/sewer/water/trash/internet), kitchen dinnerware, basic cookware, and linens (bed sheets, bath towels, etc.) are provided. Guests also have access to the amenities of the Portofino I community, including a seasonally heated pool and beach access, but the Host is not responsible if these amenities are unavailable. Guests will be provided with a key code for access to the property. The maximum occupancy is 16 persons, including children of all ages. Parties and subleasing are not allowed. Check-in time is 4 pm on the first day of the reservation, and check-out time is 10 am on the last day. Guests must comply with all local laws, regulations, and rules set by the Portofino I Homeowner's Association (HOA). Smoking is strictly prohibited. Guests are responsible for maintaining the property's condition and cleanliness. They must remove trash and report any damage or defects to the Host. Guests are liable for any damage caused and may incur additional cleaning charges if necessary. Pets: Up to 2 dogs are allowed with a pet fee of $75 per dog per night. No other animals are permitted. All dogs must be included in the reservation at the time of booking. Dogs that are not included in the reservation will be charged the standard pet fee for the full stay. Dogs are not allowed on the furniture, beds, or in the pool area. Dogs must be kept on a leash in shared and outdoor areas, and Guests must pick up after their dogs. From May 1 to Labor Day dogs are not allowed on the beach from 10am to 5pm. The rest of the time dogs are allowed while on a leash no longer than 7 feet. Guests are responsible for any damage or extra cleaning caused by their dogs, which will be charged after the stay. Service animals are welcome and are not subject to the pet fee. The Host or their representatives may enter the property for repairs, inspections, or pest treatments with 24-hour notice or in emergencies. Cancellation of reservations is generally non-refundable unless booked through a third-party system with a different cancellation policy. Any damage or extra cleaning may be charged after your stay. Service animals are always welcome at no charge. Since we're a dog friendly home, guests with severe pet allergies may want to keep that in mind. Linens and towels Fresh sheets and bath towels are taken care of! Our linen company delivers them to the house before you arrive, and the cost is already included in your total. Pillows, comforters, and blankets are already here waiting for you. Just a heads up, the beds won't be made when you walk in. It might be new if you haven't stayed in a big beach house before, but it's pretty common for homes this size. Grab a couple of helpers and you'll have everyone set up in no time. Don't forget to pack your beach towels! The kitchen You'll have everything you need to cook and share meals together. For everyone's health and safety, we don't leave consumables like oil or coffee, so plan a quick grocery stop on your way in. Staying connected Every bedroom has a Roku TV for your favorite shows. We also have fast fiber internet (500Mbps) with mesh WiFi through the whole house, which is a big upgrade from the 20Mbps cable most homes nearby have. Great for streaming or getting a little work done. The pool The pool is heated from April through October, and again for Thanksgiving week.
